ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE

$126,000 - $157,000 Annual Salary - Pay based on applicable experience and qualifications

POSITION OVERVIEW

This position reports to the Vice President of Operational Policy and Leasing and will serve as the primary liaison between the Property Management team and internal partners in MidPen’s Development department and Resident Services Corporation. Director of Leasing will be responsible for overseeing matters related to properties under development, in construction and during lease-up to early occupancy. The Director of Leasing has responsibility for the lease up portfolio including compliance, occupancy milestones, staffing, budgeting, and transition to stabilized portfolio. This role oversees an Associate Director of Leasing Compliance, an Associate Director of Leasing Operations, and an Administrative Assistant.

This is a hybrid position, based on current MidPen policy of working Tuesdays and Thursdays in the Union City office. Monday, Wednesday and Friday, option to work from home or the office. When working from home, requires a reliable internet connection.

ESSENTIAL DUTIES

  • Ensure all Property Management lease-up activity is completed on time and in accordance with identified project “Milestone” targets
  • Direct and supervise Associate Director of Leasing Compliance and Associate Director of Leasing Operations, promoting deep collaboration between the two teams
  • Serve as primary liaison between Property Management, Development, Resident Services, and Facilities, in matters related to properties under development, in construction, in lease-up, early occupancy, and stabilization, including stabilization period
  • Partner with Development in leasing strategy update meetings and prepare leasing portfolio report for MidPen Leadership
  • Coordinate with Development team early and often to manage leasing pipeline report, share out to Property Management Leadership, and make strategic decisions accordingly
  • Develop and update leasing best practices including timelines, checklists, and property specific strategies
  • Oversee the creation and timely set up of all information and documentation for lease-up of new development, acquisition, and re-syndication properties, including, but not limited to, resident selection criteria, marketing plans, compliance summaries, and software system set up
  • Develop the marketing and lease-up budgets and inform the Lease Up Management Agreements
  • Facilitate lessons learned and project debrief processes, and guide teams through a continuous improvement approach to the work
  • Ensure internal reporting and reports to investors/regulatory agencies and internal stakeholders throughout the lease-up period
  • Stay up to date on city, state and federal regulatory requirements and restrictions
  • Maintain positive relationships with key stakeholders at the City, County, State and Agency level
  • Understand local political frameworks as they relate to new properties and preference initiatives
  • Build and maintain effective working relations between MidPen’s affiliates and departments
  • Provide for a positive work environment for employees that promotes competent staff, treats everyone fairly and promotes a one-team approach with shared goals
  • Partner with Senior Director of Stabilized Compliance to develop and refine compliance policies and procedures
  • Participate in the MidPen Leadership Team
  • Visit properties as needed
  • Performs other duties as assigned

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • Bachelor’s degree and five (5) + years of the following experience: Compliance, Property Management, Affordable Housing, or LIHTC/HUD Compliance Regulations or an equivalent combination of education and relevant experience
  • Possess five or more years of supervisory experience or strong history of effective leadership and management experience
  • Lease up experience required
  • Five years affordable housing compliance experience or knowledge of regulatory requirements related to affordable housing

Knowledge, Skills, and Abilities

  • Demonstrate professionalism through a positive and cooperative attitude and by maintaining the confidential and proprietary nature of client/staff relationships and related work products
  • Demonstrate ability to deal directly with Senior Management and all other personnel to build consensus, establish confidence, communicate effectively and contribute to a positive work culture
  • Ability to set priorities and maintain annual work plan progress
  • Ability to adapt to changes in structures and work priorities
  • Knowledge of Microsoft Word, Excel, Outlook
  • Knowledge of property management software, i.e. RealPage, Yardi
  • Excellent written and verbal communication skills
  • Experience with technology solutions for compliance management is a plus
  • Successful background in training is a plus
  • Ability to travel throughout organization’s area of operations
  • Must possess a valid California Driver’s License with proof of auto insurance, or reliable transportation
