ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE

$67,000 - $71,000 Annual Salary - Pay based on applicable experience and qualifications

POSITION OVERVIEW

Under the direction of the Leasing and Occupancy Supervisor and in collaboration with the on-site Property Management team, the Leasing and Occupancy Specialist provides support to properties during active Lease-up by ensuring that all applicable regulatory requirements are met, and all necessary documentation is in place to confirm the Applicant’s Eligibility at Initial Move-In. When not supporting an active Lease-up, the Leasing and Occupancy Specialists will provide support to stable properties, including independently reviewing and approving Move-In and Annual Recertification files.

This position requires travel to our Lease-Up Communities.

This position qualifies for an Auto Allowance and Lease-Up Bonuses.

ESSENTIAL DUTIES

  • Receives documents from the Leasing Intake Associate after applicant Interview is conducted and executes file processing tasks such as:
    • Sends out 3rd party verifications and tracks progress using Management Software
    • Reviews documents for accuracy and completeness
    • Documents missing or inconsistent information in writing
    • Communicates with Leasing Intake Associate when additional information is needed from the applicant
    • Ensures applicant file is kept current and organized in correct file order
    • Performs income calculations and prepares file cover sheet based on unit assignment from Community Manager
  • Reviews and approves completed move-in files, assuring applicants are program eligible
  • Communicates outcome of file review to community using the File Review Sheet
  • Participates in File Audits to confirm compliance with program requirements
  • Maintains current professional and technical knowledge by attending trainings for affordable program compliance
  • Serves as a resource for information pertaining to occupancy and qualification requirements
  • Performs other duties as required

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • High School Diploma or GED
  • Willingness to obtain Tax Credit Specialist/Certified Occupancy Specialist certifications
  • 2 years of experience in any of the following: Affordable Housing, Property Management, Leasing Agent, Compliance Specialist, Real Estate Agent, Loan Officer, Mortgage Broker, Administration or combination of education and relevant experience
  • Experience with Affordable Housing, Property Management and/or Program Compliance preferred
  • Experience with property management software (e.g., Realpage, Yardi, Boston Post) preferred
  • Preferred Certifications in the following; Blended Occupancy Specialist Certification, Tax Credit Specialist Certification, Certified Occupancy Specialist

Knowledge, Skills, and Abilities

  • Microsoft Office Suite (Outlook, Excel, Word)
  • Adobe Acrobat
  • Ability to adapt to changes in structures and work priorities
  • Detail oriented
  • Excellent written and verbal communication skills
  • Excellent organizational and prioritization skills
  • Must possess a valid California Driver’s License, proof of current auto insurance, and reliable transportation

  • Constantly perform desk-based computer tasks
  • Frequently sitting
