ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. Property Management works closely with our residents, our community partners, and their fellow MidPenners, including close collaboration with our Resident Services team.

PAY RANGE

$32.50 - $40.50 Hourly - Pay based on applicable experience and qualifications

POSITION OVERVIEW

The Leasing Waitlist Analyst reports to the Associate Director of Leasing Compliance within the MidPen Property Management Corporation. This position is primarily responsible for the implementation of the marketing plans as required by regulatory agencies and centralized maintenance of data pertaining to individual property applicant waitlists for new lease-up properties in MidPen's portfolio. The Leasing Waitlist Analyst will work closely with the Leasing Compliance, Leasing Operations, and Property Management teams, and other staff assigned to lease-ups, where applicable.

ESSENTIAL DUTIES

  • Assist in the development of marketing plans to meet the requirements set forth by regulatory agencies
  • Documenting and maintaining a centralized location for marketing plans, materials, and checklists
  • Being a knowledge source on applicable marketing and processing requirements, such as preferences and processing order and affirmative marketing demographics
  • Informing set up of intake systems and application documents
  • Maintains “Intake Manager” and works closely with both IT and Data on continuous improvements to the system
  • Pulls appropriate batches for processing applicants, including generating appropriate correspondence
  • Utilize tracking software to document and generate appropriate correspondence, including but not limited to denial and outcome letters
  • May assist leasing staff in scheduling intakes and other public-facing work remotely or on-site as directed by Supervisor
  • Ensures accurate final waiting list
  • Demonstrates professionalism through a positive and cooperative attitude and by maintaining the confidential and proprietary nature of applicant/staff relationships and related work product
  • Proactively works toward finding new approaches to improve, streamline, and automate the waitlist management process
  • Performs other assignments as requested

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • High School diploma and minimum one-year related work experience in leasing affordable housing units or similar position, or an equivalent combination of education and relevant experience

Knowledge, Skills, and Abilities

  • Outstanding communication skills, both verbal and written
  • Excellent negotiation and problem-solving skills
  • Strong people skills
  • Ability to work with people of diverse backgrounds
  • Able to multi-task in high energy environments
  • Proficient at Microsoft Office Suite (Word, Excel, Teams, Outlook)
  • Strong analytical and time management skills, as well as ability to prioritize and manage multiple projects under tight deadlines
  • Must possess a valid California Driver's License with proof of auto insurance, or reliable transportation

Physical Requirements

  • Ability to travel between properties
  • Constantly perform desk-based computer tasks
  • Frequently sitting
  • Occasionally stand/walk, reach/work above shoulders, grasp lightly/fine manipulation, grasp forcefully, use a telephone, sort/file paperwork or parts, lift/carry/push/pull objects that weigh up to 15 pounds
  • Rarely twist/bend/stoop/squat, kneel/crawl

Working Conditions

  • This is a hybrid position with a home base and requires travelling to active Lease-Ups within the Counties where MidPen operations, on a schedule consistent with the needs of the business and directed by supervisor and/or Department head. When working from home a reliable internet connection is required.
